· Our fee is a percentage (8%) of the money we collect for you, payable only when your property is rented.  Minimum fees do apply.  NO UPFRONT FEES!  We get paid when you get paid.  We also offer a "tenant finder service".  Call for details. 

· Our on-site computer produces credit checks instantly at NO EXTRA COST to you! And our team of property specialists verifies references thoroughly to place the most qualified tenants in your property.

· Information about your property will be available world-wide, via internet & print advertising.

· We collect rents on time and make daily deposits to a Real Estate Trust Account. Late fees are strictly enforced.

· We maintain accurate records, with easy-to-read monthly reports, with year-to-date totals and copies of any invoices charged to your property.

· We send you the current month's rent payment on or before the 10th of each month.

MAINTENANCE SUPERVISION & PROPERTY INSPECTIONS

· We are happy to work with owners who handle their own repairs and painting, or we can seek bids and make arrangements for repairs. We accompany all new residents on a walk-through inspection at the time of possession. A written report is provided noting the condition of the property, and is signed by both the resident and staff member. A move-out report is also completed with a staff member when keys are returned.

· Depending on the type of unit, we may inspect as often as once every other month. Most however are once every 6 months. When repairs are requested, we are inquisitive as to whether a repairman is needed. We request that the tenant check breakers, reset buttons on disposal, and advise them of their responsibility regarding "tenant related damage". Tenants are responsible for all broken windows. We strive to keep your expenditures to a minimum.

LEGAL/EVICTION PROCEDURES

· 3-Day Notices to Pay Rent or Quit are served immediately in the event the tenant has not paid their rent by the due date. With the assistance of a collection service, we will follow up with any monies owed to you by the former tenant, including wage garnishment.

· Our low fees are based on collected rents. We do not have any set up fee or rent-up fee charges. We are confident that you will find our rates to be very competitive.
